INTRIGUING LISTED HOME (2940 sq ft), STUNNING WESTERLY VIEWS AND
PARKING FOR SEVERAL CARS. Owner's comment - "The Old Kit Box has been an amazing family home for us. Our children have been able to walk to the excellent local school, which includes a sixth form. Being able to nip to the shops is so convenient and we have loved the easy access to beautiful walks in the surrounding countryside. We have both run businesses here, and having five bedrooms has made the house so welcome for so many guests".

The Property - This Grade II Listed historic home dates from the 16th Century albeit its origins are understood to be medieval. The current owner has remodelled the property with much flair and imagination, retaining and enhancing period features, to create a wonderful home, full of character and charm. The house offers such flexibility that two of the bedrooms have been used for 'Airbnb'. The former shop area has recently been used as a painting studio, but is now a large reception room. The view to the rear is quite stunning, west facing over the the river valley and Daniels Well, where monks used to bathe in the river.

A door and stairs lead to the first floor landing with elm boards and exposed stonework. Stairs lead off to the attic and down to the shop area. There are two bedrooms at the front, one with a lovely fireplace, currently used as a sitting room, and the family bathroom with a free standing roll top bath, The large attic room has a wealth of exposed timbers, dormers front and rear and a newly fitted en suite shower. When we decided to sell our house we talked to 6 estate agents. We both agreed that the presentation from Blount & Maslin inspired the greatest confidence and we went with them despite their valuation not being the highest. What impressed us was their local knowledge, which is second to none. Malmesbury is a quirky town with a huge number of unique houses, like ours, which are difficult to value. In such a situation this knowledge of the town and its environs proved invaluable. During the sale process we were impressed with their professionalism and attention to detail, and tremendous care was taken in getting the best possible photographs and description for Rightmove and the brochure. Their advice on how to present the house was particularly pertinent, and they took the trouble to understand the house before showing around potential buyers. Once a sale was in prospect, they handled the negotiation with skill and, after the sale was agreed, they were assiduous in keeping in touch with all parties, thus helping progress the sale to completion. Overall we could not have been happier with our estate agent – they were professional, supportive and gave us excellent and apposite advice.
